Seeking a dedicated and hands-on Property Manager/Caretaker to oversee the day-to-day operations of the mall. This is a dual-focus role requiring someone equally comfortable managing facilities and building strong relationships with tenants. You will be the first point of contact for all property-related matters and the key person ensuring the mall runs smoothly, safely, and professionally at all times. KEY RESPONSIBILITIES Facilities & Maintenance Oversee the general upkeep, cleanliness, and appearance of the mall premises including common areas, parking, and exterior Coordinate and supervise maintenance, repairs, and service providers (plumbing, electrical, cleaning, security, etc.) Conduct regular property inspections and proactively identify and resolve issues before they escalate Manage relationships with contractors and vendors, ensuring work is completed to standard and on time Monitor and maintain all utilities, equipment, and infrastructure including CCTV, generators, and water systems Ensure compliance with health, safety, and fire regulations at all times Tenant Relations Serve as the primary point of contact for all tenants  handling inquiries, complaints, and requests promptly and professionally Support tenant onboarding and move-in/move-out processes Monitor lease compliance and flag any concerns to property ownership Build and maintain positive, long-term relationships with all tenants Coordinate with tenants on renovations, fit-outs, or any works affecting their units Collect and track rent payments and report arrears to management Administration & Reporting Maintain accurate records of maintenance schedules, contracts, tenant communications, and expenses Prepare regular reports for property ownership on operations, occupancy, and issues Assist with budget tracking for property operational costs Enforce mall rules, regulations, and policies consistently and fairly QUALIFICATIONS & EXPERIENCE Diploma or degree in Property Management preferred but not required , Real Estate, Facilities Management, or a related field Minimum 3 years of experience in property management or a similar caretaker role, preferably in a commercial or retail setting Solid understanding of building systems, maintenance best practices, and health & safety standards Experience working with contractors, vendors, and service providers Proficiency in basic computer applications (MS Office, email) Familiarity with Kenyan property laws and landlord-tenant regulations is an added advantage SKILLS & ATTRIBUTES Strong interpersonal and communication skills  able to work with tenants, contractors, and ownership with professionalism and tact Highly organized with good attention to detail Problem-solver who can think on their feet and act decisively Reliable, trustworthy, and able to work with minimal supervision Physically able to conduct property inspections and oversee hands-on maintenance work Fluent in English and Swahili WHAT WE OFFER Competitive salary commensurate with experience Stable, full-time employment in a growing commercial property Opportunity to grow with the property and take on increased responsibility over time
