Job Title: Head of Operations & Asset Management

Reports To: CEO

1. Job Purpose

To oversee the operations and asset management of Divine Residences, ensuring contractual obligations are met, hospitality standards are maintained, and financial returns are optimized.

2. Key Responsibilities

A. Liaison & Stakeholder Management

Act as the primary liaison between VAAL Real Estate and CityBlue Hotels. Facilitate operational meetings, reporting sessions, and project coordination. Ensure alignment of operational decisions with management agreements and project objectives. Escalate operational, financial, and client-related matters when necessary.

B. Hospitality Operations Oversight

Oversee day-to-day hospitality operations of Divine Residences. Monitor guest experience, service standards, and operational efficiency. Ensure readiness of facilities, serviced units, and common areas. Coordinate staffing readiness, SOP implementation, and launch activities.

C. Asset Management & Property Performance

Monitor and optimize occupancy, ADR, RevPAR, and overall asset utilization. Ensure preventive maintenance and asset preservation strategies are implemented. Protect long-term value and profitability of the development.

D. Financial Oversight & Reporting

Review and approve OPEX and CAPEX submissions. Monitor expenses, revenue performance, and owner-related financial obligations. Conduct periodic financial audits and support operational analysis.

E. Client & Owner Relations

Support client handover and operational transition. Address owner concerns and feedback professionally. Ensure smooth onboarding of owners into the hospitality framework.

F. Pre-Opening, Handover & Launch Coordination

Coordinate pre-opening and launch readiness. Ensure operational systems, staffing, and reporting structures are in place. Monitor timelines and deliverables for guest occupancy.

G. Compliance & Risk Management

Ensure compliance with hospitality regulations, safety standards, and legal requirements. Maintain operational licenses and certifications. Implement risk mitigation strategies and enforce company policies.

H. Reporting

Provide weekly and monthly executive summaries to the CEO on occupancy, GOP, owner sentiment, and maintenance status.

Key Performance Indicators (KPIs)

Financial & Asset Health: ROI maximization, OPEX control, structural/MEP inspection compliance. Operational Excellence: Achievement of GOP targets, property readiness, maintenance resolution. Strategic Liaison: Transparent reporting, timely delivery of asset performance reports. Experience Quality: Guest ratings, repeat business, owner satisfaction. People & Leadership: Staff productivity, development, and synergy. Risk & Compliance: Zero breaches in safety, legal, or audit standards.

3. Qualifications

Bachelor’s degree in Hospitality Management, Business Administration, or Finance. Master’s degree (MBA or equivalent) is an added advantage. Minimum 7 years in hotel/hospitality operations, with at least 3 years in senior management. Strong background in contract management, financial auditing, and operational oversight. Proven track record in managing hotel/serviced apartment/mixed-use developments. Proficiency in PMS, Excel, and Channel Managers.
